Brief profile This enchanting water mill, originally founded by monks and part of a monastery in the neighbouring village of Carpasio, is located near the romantic hamlet of Costa. The mill captivates by its protected situation directly at the shore of the small Carpasina and offers so in each season safe, protected river baths. A dream home rich in history and blessed with the best location one can ever envision. The mill is already registered in the land register as living space, which makes further restoration much easier. After an elaborate partial restoration, in which the mill has already received a new, completely insulated slate roof and all around new intermediate ceilings, now only a stylish interior is missing to turn this gem into what we expect from a dream house in beautiful Liguria: a family home in the green with garden and river bath. You can definitely make the most from your imagination in adding the best details or we can collaborate in designing to immortalize that energy of your dream "eternal summer". After completion the water mill 'Il Mulino di Costa' will have approx. 140 sqm living space with 2 floors. The former mill room on the ground floor will thus become a tasteful living room with old mill elements and guest toilet, from which you can either go directly into the garden or via a staircase to the spacious living and sleeping areas on the 1st floor. These rustic details are very unique representations of the region - making your home like no one else's in the whole world. However, since the further development is also determined by the buyer, the final use of the various rooms is still freely definable. At present 3 smaller bedrooms, 2 bathrooms, the former mill room as living room as well as a generous dining room with open kitchen are planned. From the latter, one reaches directly on the open terrace with view of the river as well as into the beautiful garden of approximately 1,800 square meters. The mill is currently in a partially restored condition, for the interior work can be recommended reliable craft firms and if desired a German or English project management can be offered. The costs for the interior work until completion amount to approx. 150,000 €, the mill itself is offered in the current, partially restored condition for 235,000 €.

Carpasio: Medieval jewel in the Carpasina Valley The historical centre of the romantic village of Carpasio is grouped around a small chapel at the village square and is a popular starting point for many hikes in the surrounding chestnut woods as well as favorite spots mountain bikers and rallies. These trails often start from here and lead over the passes into the neighboring Impero valley. Here at the village square, you will also find the typical Italian bar and the village community. For decades, Carpasio has been an attraction for local nature lovers and foreigners who have settled in the village itself and the surrounding areas or who own holiday homes. Only 15 kilometres from the beaches of the Riviera, you can admire the Carpasina valley and the surrounding mountain ranges up to the 1300-metre-high peak of Monte Bignone, on which slopes the Riviera pearl of San Remo spreads out. This region has been one of the most sought-after destinations around the Mediterranean since the beginning of the last century. For it promises a life so close to nature and the dream of everyone: la dolce vita. In winter it has the mildest climate in Italy - after Sicily. In summer, the bath in the Mare Mediterraneo refreshes and rejuvenates and or the mountain air of the Maritime Alps blows beautifully. This simply means that in Liguria you can live well all year round. It has to be noted that the leisure options are quite extensive: Sports in, on and under the water; golf; tennis; alpine climbing; mountain hiking in the surrounding area or on the Ligurian high-altitude hiking trail; hour-long cycle tours (hire bikes) directly on the coast; yoga and Pilates under guidance in the neighboring village; Excursions to the picturesque old towns from Ventimiglia to Genoa, or to the sophisticated world of Monaco, Nice and Cannes with noble boutiques, gourmet restaurants and luxury yachts; perhaps simply a tour through the picturesque villages of the hinterland. Even the ski area of Limone (Piedmont) is barely two hours away by car. There is actually hardly any leisure activity that cannot be realized from Carpasio. Or simply: enjoy a sunbath on your own terrace or in your own garden.
